Cross Creek Homeowners’ Association Meeting                       August 16, 2012

Location:  155 East Tienken, Rochester Hills, MI        Time:  7:00 P.M.

Present:  John Ellwood, Mary L. Johnson, Hossein Salimnia, Marge Riley, Margaret Melnik, Gerald Powierski, Clarence Brantley, Jennifer French, excused.

 

Jeffrey Jones was present from the Hubbell, Roth & Clark, Inc. Consulting Engineers.  He represented the Road Commission in presenting the engineering plans for the right of way acquisition on the Tienken Road improvement project. Clarence distributed copies of material including letter from HRC, Consulting Engineers and description of the taking presented by Michael Kurschat, Real Estate Appraiser.

Board members were given an opportunity to review material and ask questions of Jeffrey Jones prior to voting on the proposal.

The highway easement is for a 10 foot wide strip along the frontage of Cross Creek Park, west.  This is necessary for the location of utilities in the area.  There are 6 trees that are involved and the Association will be paid for them.  They will also replace any sprinkler systems destroyed.   The proposed amount to the Association is $4,151.00  There was discussion whether all residents of Cross Creek should be informed prior to the Board voting.  It was determined that the one homeowner that might be affected had already been informed and invited to this meeting.

The Board voted unanimously to accept the proposal as presented.   John Ellwood, president, signed 2 copies of the agreement.  Jeffrey Jones notarized the signed agreements.   These extra funds will alleviate any possibility of increased Association’s dues for homeowners for the next year.

The bids for this project will be accepted throughout  the rest of 2012.  The project will begin approximately June, 2013.  The first phase will be Rochester Road to Shelton.  The second phase will be Rochester  to Livernois beginning in 2014.  Clarence Brantley gave Jeffrey Jones his email address for future correspondence exchanges. 

Jeffrey Jones left the meeting at 7:30 P.M.

 

New Business:

The resident at 200 Cross Creek wants to join the Board.  John Ellwood will get his email address and inform him of future meetings.

Eight or nine residents still have not paid their Associations’ dues.  No liens on any property yet.  Four have been given to Joe Daiek that are more than one year delinquent.  Five that owe for this year only have been send a series of letters and Clarence will send one more to these homeowners. The property at 1432 Otter Drive is bank owned.  The Real estate will settle with the Association when the property is sold.

Clarence gave out the 2012 budget sheet and went over various items.  There was discussion on the price of water for the common areas.  The sprinkler system goes off every day. After August it was decided that the sprinkler should only go off every other day.

There was conversation with the home owner on Cross Creek regarding the length of her Garage Sale.  The homeowner was to call John Ellwood but John has not received a call from her.  However, the homeowner did take down the garage sale items.

Any vehicle, i.e. trailers, truck, etc. left on the street for 3 days or longer could  be subject to a ticket from the City of Rochester Hills.  These are not in the bylaws of the Association to handle.
